Job Overview

This is a new position resulting from Lowe’s growing mixed use and Retail ReVision investment activities. The Asset & Leasing Manager will be responsible for maximizing the performance and value of a portfolio of mixed use and retail properties. This role requires close coordination with property management teams, leasing agents, and internal stakeholders to ensure alignment with business plans, financial goals, and strategic initiatives. The ideal candidate will bring strong analytical capabilities, market insight, and a proactive approach to asset optimization.

 

The Asset & Leasing Manager will be responsible for maintaining and enhancing the value of commercial assets under management; exercising strong leadership in the management of leasing teams, contractors, and third-party management company; closely monitoring asset performance against initial underwriting assumptions and projected returns; proactively identifying risks and issues; and communicating potential solutions to the clients and Lowe team. This person will also work with regional market leaders and clients to implement, monitor and adjust the overall investment strategy for each asset; create and oversee capital improvements strategy and budget; act as the primary client interface with regional market leaders; as well as review client distribution process monthly/quarterly/annually.

Responsibilities

Asset Performance & Strategy

  • Drive performance and value creation across a portfolio of mixed-use assets through strategic oversight and operational improvements.
  • Analyze operating and financial reports to identify trends, variances, and opportunities for improvement.
  • Collaborate with property managers to develop and execute annual budgets, forecasts, and business plans.
  • Monitor and report on asset-level and portfolio-level performance metrics to internal leadership and external stakeholders.

 Investment Analysis & Transactions

  • Support acquisition and disposition efforts through due diligence, underwriting, and transaction execution.
  • Collaborate with the analyst team to conduct financial analysis, including cash flow forecasting, hold/sell scenarios, and valuation assessments.
  • Coordinate capital events including refinancing, recapitalizations, and joint venture structuring.

 Coordination & Leasing Support

  • Partner with leasing teams to develop and implement leasing strategies aligned with market conditions and asset investment goals.
  • Review and advise on leases, exhibits, buildout plans, and tenant improvement scopes.
  • Participate in design and development reviews to ensure space flexibility and long-term viability.
  • Oversee all lease negotiations: new, expansion and renewal (unless otherwise specified). Work with legal to draft, review and finalize leases and amendments.

 Compliance & Reporting

  • Ensure compliance with lender, investor, and company requirements, including CapEx tracking and insurance obligations.
  • Prepare monthly and quarterly reports for investors and senior management. Maintain critical dates and required deliverables.
  • Maintain documentation for audits, draw requests, and settlement reconciliations.

Qualifications

  • Bachelor’s degree in Finance, Real Estate, Business Administration, or related field.
  • 5+ years of experience in asset management, preferably with retail or mixed-use properties.
  • Strong financial modeling and analytical skills; software competency with Microsoft Excel.
  • Excellent communication and interpersonal abilities.
  • Familiarity with capital markets and transaction purchase/sale/loan transactions.

Compensation: $150,000 - 200,000 annually, plus eligibility for annual bonus.
