Overview

A Senior Property Accountant plays a pivotal role in the financial operations of a commercial property management company. This individual is responsible for the comprehensive accounting and financial reporting of a portfolio of commercial real estate assets, ensuring accuracy, compliance, and insightful analysis that supports the company's strategic objectives. The Senior Property Accountant collaborates closely with property managers and executive leadership to deliver timely and actionable financial data, helping drive property performance and long-term value.

Responsibilities

  • Prepare, review, and analyze monthly, quarterly, and annual financial statements for assigned commercial properties, ensuring all reporting deadlines are met and information is accurate and complete.
  • Oversee all general ledger activity for assigned properties, including posting journal entries, reconciling accounts, and maintaining thorough documentation for audit purposes.
  • Participate in annual budgeting and quarterly forecasting processes, working in partnership with property and asset managers to develop robust financial plans that optimize property performance.
  • Monitor and process accounts payable and receivable, ensuring timely payment and collection activity, proper coding of invoices, and resolution of discrepancies.
  • Calculate, prepare, and review Common Area Maintenance (CAM) reconciliations and recoveries, including tenant billings and reconciliations of actual expenses versus budgeted amounts.
  • Responsible for invoicing of rent and any miscellaneous charges.
  • Support the lease administration team by reviewing lease abstracts, ensuring accurate rent schedules, and monitoring escalations, recoveries, and percentage rent calculations.
  • Collaborate with the property management team to prepare monthly and quarterly variance analysis on property financial performance, identifying trends, risks, and opportunities, and communicating findings to the property owner.
  • Monitor cash flow for assigned properties, manage bank accounts, prepare cash flow projections, and initiate fund transfers as needed.
  • Perform month-end closing process for assigned properties, including all balance sheet reconciliations and supporting schedules.
  • Maintain capital schedules by following the owner's reporting standards for depreciation and amortization.
  • Provide support as required for annual property audits and tax preparation activities.
  • Prepare loan draws, funding requests, and lender reports, ensuring accuracy and compliance while supporting ongoing operations and capital initiatives.
  • Seek opportunities to enhance accounting processes, leverage technology, and implement best practices for increased efficiency and accuracy.
  • Mentor junior accountants and support personnel, provide guidance on complex accounting matters, and assist in training initiatives for new hires.
  • Assist property management in responding to tenant inquiries and audits related to lease charges.
  • Assist with enhancements and maintenance of the accounting system.
  • Foster a collaborative environment with property management, operations, and executive teams to achieve company goals.

Qualifications

  • Bachelor’s degree in accounting, finance, or related field is required; CPA designation or progress towards CPA is a plus.
  • Minimum of 10 years of progressive experience in property accounting, preferably with a focus on commercial real estate.
  • Strong proficiency with property management accounting software (such as Yardi or MRI), advanced knowledge of Microsoft Excel, and other Office Suite applications.
  • In-depth understanding of real estate accounting principles, commercial lease structures, CAM reconciliations, and financial statement preparation.
  • Exceptional attention to detail, strong analytical thinking, and the ability to interpret financial data and make strategic recommendations.
  • Excellent written and verbal communication skills, with the ability to present complex information clearly to both financial and non-financial stakeholders.
  • Demonstrated ability to manage multiple priorities and deadlines in a dynamic environment.

Compensation: $80,000 - $135,000 annually, plus annual discretionary bonus eligibility.
