Overview

The Commercial Property Manager is responsible for the comprehensive management and operation of several office buildings in Denver, CO, on behalf of a third-party owner. This role requires a dynamic and organized individual with a proven track record in property management, financial oversight, tenant relations, and facilities operations. The Property Manager will act as the primary liaison between the ownership group, tenants, vendors, and service providers, ensuring high levels of service, operational excellence, and asset optimization.

Responsibilities

  • Oversee the daily operations and maintenance of multiple office buildings, ensuring all properties are safe, presentable, and compliant with local, state, and federal regulations.
  • Coordinate preventive maintenance programs, repairs, and building improvements to maximize asset value and tenant satisfaction.
  • Inspect properties regularly to identify needs, address deficiencies, and ensure systems such as HVAC, electrical, plumbing, fire/life safety, elevators, and security are in optimal working order.
  • Manage service contracts and supervise third-party vendors, including janitorial, landscaping, security, and maintenance providers.
  • Develop and implement standard operating procedures for emergency preparedness, building access, and sustainability initiatives.
  • Prepare and manage annual operating budgets, capital expenditure plans, and forecasting for all assigned properties.
  • Track income and expenses, monitor variances, and implement cost controls to achieve or exceed budgeted financial goals.
  • Collect rent, manage accounts receivable, and enforce lease terms in coordination with the owner’s policies.
  • Review and approve invoices promptly.
  • Produce regular financial and operational reports for the owner, including budgeting, variance analysis, occupancy/vacancy metrics, and capital project updates.
  • Serve as the primary point of contact for all tenants, fostering positive relationships and responding promptly to inquiries, service requests, and concerns.
  • Coordinate new tenant move-ins and move-outs, ensuring smooth transitions and compliance with building policies.
  • Conduct regular tenant meetings and address issues proactively.
  • Develop and execute tenant engagement initiatives, events, and communications that enhance the tenant experience and promote long-term retention.
  • Mediate and resolve conflicts or disputes professionally, escalating issues to ownership as needed.
  • Maintain accurate records of lease agreements, amendments, and critical dates.
  • Ensure compliance with lease terms, including rent escalations, operating expense pass-throughs, and tenant improvement allowances.
  • Monitor market trends, competitor properties, and rental rates to support strategic leasing initiatives.
  • Ensure all properties comply with relevant building codes, safety standards, and environmental regulations at the city, county, state, and federal levels.
  • Maintain proper documentation and records in accordance with industry standards and owner requirements.
  • Support the coordination of insurance coverage, manage claims, and implement risk mitigation strategies.
  • Stay abreast of changes in property management laws and best practices relevant to commercial properties in Denver, CO.
  • Oversee capital improvement projects, renovations, and major repairs from conception through completion.
  • Solicit bids, select contractors, and monitor project timelines and budgets.
  • Communicate progress and outcomes to ownership, tenants, and other stakeholders.
  • Negotiate, evaluate, and manage service contracts and relationships with third-party vendors.
  • Ensure that all contractors meet insurance and licensing requirements.
  • Monitor vendor performance and conduct regular reviews to ensure service quality and cost-effectiveness.

Qualifications

  • Bachelor’s degree in business, real estate, or a related field required.
  • Minimum 5 years of experience managing commercial office buildings, preferably for third-party ownership.
  • Knowledge of the Denver real estate market, building codes, and regulatory requirements is highly desirable.
  • Strong financial acumen and experience with budgeting, financial reporting, and lease administration.
  • Excellent interpersonal, written, and verbal communication skills.
  • Proficiency with property management software, Microsoft Office suite, and digital communication tools.
  • Demonstrated leadership, organizational, and problem-solving abilities.
  • Ability to work independently, prioritize multiple tasks, and meet deadlines in a fast-paced environment.
  • Valid driver’s license and reliable transportation required for travel between properties.
  • Relevant certifications (e.g., CPM, RPA, or Colorado Real Estate License) are a plus.
  • High degree of professionalism, integrity, and confidentiality.

Compensation: $80,000 – 112,000 per year, plus annual discretionary bonus eligibility.
