Overview

The General Manager will oversee the day-to-day operations, financial performance, tenant relations, and long-term strategy for a CBD office building. This leadership role requires a results-driven professional with proven experience in property management, strong communication skills, and the ability to enhance asset value while ensuring tenant satisfaction and building excellence. The primary objective for the GM is to achieve the highest possible net operating income and operating objectives, without compromising the property's appearance or level of service.

Responsibilities

The following duties may be performed personally or through delegation to property staff:

  • Direct and manage all aspects of building operations, including maintenance, security, janitorial services, and capital improvements.
  • Foster strong relationships with tenants, ensuring high levels of satisfaction, addressing inquiries and concerns promptly, and managing lease administration and renewals.
  • Prepare and manage annual budgets, monitor expenses, oversee rent collection, and implement strategies to maximize revenue and minimize costs.
  • Negotiate, supervise, and evaluate contracts with vendors and service providers, ensuring high-quality service delivery and value for cost.
  • Ensure the building operates in compliance with all relevant laws, safety regulations, environmental standards, and corporate policies.
  • Recruit, train, and manage on-site staff, fostering a culture of excellence, accountability, and continuous improvement.
  • Provide regular reports on building performance, occupancy, capital projects, and operational issues to property ownership and senior management.
  • Develop and maintain emergency response plans, train staff, and coordinate with local authorities as needed.
  • Oversee planning, budgeting, and implementation of major building renovations, upgrades, and capital improvements.
  • Drive green building practices, energy management strategies, and sustainability certifications as applicable.
  • Successfully implement the property-specific business plan, including operational/client goals, budgets, and cash flow objectives.
  • Develop and implement cost control procedures to ensure operating costs are within budget guidelines. Purchase supplies, materials, and equipment in accordance with the approved budget.
  • Develop and implement a comprehensive customer service program, including but not limited to personal contact with tenants, resolving issues in a service-oriented manner, and overseeing activities to promote tenant satisfaction. Implement and achieve the Company's customer service program target goals related to the annual Kingsley Customer Service Survey, if applicable.
  • Retain ultimate responsibility for the successful and timely resolution of all after-hours emergencies.
  • Interface with third-party owners, ensuring contract compliance and accurate and timely reporting.
  • Direct and coordinate staff and vendors to ensure prompt resolution of all tenant service requests.
  • Develop and maintain property rules and regulations, building standards, tenant handbook, stacking plans, rent roll, security procedures, emergency preparedness programs, insurance, and tenant information.
  • Oversee the bidding, hiring, and annual review of all contracts in accordance with client requirements, Company policies, and guidelines.
  • Oversee the preparation of all monthly and annual financial reports, operating budgets, business plans, operating expense reconciliations, and other documents in accordance with the management agreement.
  • Contract, coordinate, and ensure timely completion of all tenant improvements, major R&M work, and capital improvement plans.

Qualifications

  • Bachelor’s degree from a four-year college or university with 15+ years of directly applicable industry experience.
  • Demonstrated expertise in managing Class A office properties.
  • Strong financial acumen and experience with budgeting and financial reporting.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency with property management software and Microsoft Office Suite.
  • Professional certification such as CPM, RPA, or equivalent is a plus.
  • Ability to write reports, business correspondence, and procedural manuals.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to accomplish directives with minimal supervision and must show consistent follow-through.
  • Proficiency with Microsoft Word, Excel, and Outlook required.

Compensation: $125,000 - $203,000 per year, plus eligibility for annual discretionary bonus.
