Overview

The Building Engineer plays a pivotal role in ensuring the operational excellence, safety, and integrity of all building systems within a commercial office environment. This position combines hands-on maintenance, technical troubleshooting, and strategic facility management to provide a seamless experience for tenants, visitors, and staff. Reporting to the Property Manager or Director of Engineering, the Building Engineer is a key member of the property management team, responsible for maintaining the physical assets of the building and upholding regulatory compliance, sustainability initiatives, and tenant satisfaction.

Responsibilities

  • Operate, monitor, and maintain all mechanical, electrical, plumbing, and fire/life safety systems within the facility, including HVAC, elevators, chillers, boilers, pumps, lighting, generators, and controls.
  • Perform routine and preventive maintenance tasks to maximize system efficiency and longevity, tracking all work through computerized maintenance management systems (CMMS).
  • Promptly respond to equipment malfunctions, service requests, and emergencies, diagnosing issues and executing effective repairs independently or with specialized contractors.
  • Serve as a point of contact for tenant service requests, collaborating with property management to ensure timely and satisfactory resolution.
  • Communicate clearly and professionally with tenants regarding work schedules, maintenance impacts, and building policies.
  • Maintain a customer-focused approach to foster strong tenant relationships and a positive building community.
  • Ensure compliance with all local, state, and federal building codes, OSHA regulations, fire department requirements, and environmental standards.
  • Conduct regular inspections and maintain detailed logs of equipment, maintenance, and testing as required by law and company policy.
  • Assist with regulatory inspections and complete corrective actions as necessary.
  • Monitor and optimize energy and water usage to achieve sustainability goals and cost efficiencies.
  • Recommend and implement energy-saving projects, technologies, and operational improvements that support LEED or other green building certifications.
  • Participate in recycling, waste reduction, and environmental management programs as directed.
  • Maintain and test fire alarms, suppression systems, emergency lighting, and evacuation equipment.
  • Participate in emergency drills and serve as a resource during actual emergencies, coordinating with first responders as needed.
  • Identify safety hazards, correct deficiencies, and report incidents in alignment with company policy.
  • Supervise the work of outside vendors and contractors for specialized maintenance, repairs, and capital projects.
  • Review and approve work orders, invoices, and service contracts in collaboration with property management.
  • Ensure all contracted work complies with building standards, codes, and insurance requirements.
  • Assist in the planning, budgeting, and execution of capital improvement projects such as system upgrades, renovations, and retrofits.
  • Provide technical input on project scope, specifications, and contractor selection.
  • Support project management by coordinating with stakeholders and ensuring minimal disruption to building operations.
  • Maintain adequate inventory of parts, supplies, and tools required for routine maintenance and emergencies.
  • Track usage and reorder stock as necessary to avoid delays in critical repairs.
  • Ensure all tools and equipment are in safe working condition and securely stored.
  • Participate in on-call rotation and respond to after-hours emergencies as required.
  • Support other building staff and cover for colleagues during absences or heavy workload periods.
  • May perform other duties as assigned by the property management team and supervisor.

Qualifications

  • High school diploma or GED required. Technical coursework or certification in HVAC, electrical, plumbing, or related field preferred.
  • Experience: minimum of 5 years experience in building maintenance, facilities management, mechanical trades, or related area is required.
  • Technical Skills: Basic understanding of building systems, hand tools, and minor repairs.
  • Problem-Solving: Willingness to learn and apply troubleshooting techniques to resolve everyday building issues.
  • Communication: Good verbal and written communication skills; able to interact effectively with supervisors, tenants, and co-workers.
  • Computer Literacy: Basic proficiency with computers and ability to use property management and work order software.
  • Dependability: Reliable attendance, punctuality, and a positive attitude are essential.
  • Safety Awareness: Commitment to safe work practices and compliance with company safety policies.
  • Valid driver’s license and satisfactory driving record are required.

 

Compensation: $33.00 - $38.00 per hour, plus annual discretionary bonus eligibility.
