Overview

The Building Engineer I is an entry-level position responsible for assisting in the operation, maintenance, and repair of building systems across a portfolio of commercial properties. This role offers hands-on exposure to a variety of building types, including office spaces, retail centers, and mixed-use developments. The successful candidate will work under the supervision of senior engineers and facility managers to ensure all properties remain safe, comfortable, and operational for tenants, employees, and visitors.

Responsibilities

  • Assisting with Building Operations: Support the daily operations of commercial buildings, including monitoring and maintaining HVAC, plumbing, electrical, and life safety systems.
  • Routine Maintenance: Perform scheduled preventive maintenance on mechanical systems, lighting, doors, and other building components according to established protocols. Replace filters, bulbs, belts, and minor components as needed.
  • Repairs and Troubleshooting: Respond promptly to service requests and work orders for minor repairs, including addressing leaks, temperature complaints, electrical issues, and general building upkeep.
  • Building Inspections: Conduct regular walkthroughs and inspections of the properties to identify maintenance needs, safety hazards, and potential equipment failures. Report findings to the senior engineer or facility manager.
  • Documentation: Maintain accurate records of work performed, inspections, and repairs. Complete logs, checklists, and work orders using property management software or manual systems as directed.
  • Vendor Support: Assist with escorting and overseeing outside contractors and vendors working onsite. Ensure vendors adhere to safety and building policies.
  • Emergency Response: Participate in emergency preparedness drills and respond to building emergencies, including fire alarms, power outages, and leaks, under guidance from senior staff.
  • Safety and Compliance: Adhere to all building safety codes, environmental regulations, and company policies. Report unsafe conditions and support efforts to maintain a secure working environment.
  • Inventory Management: Monitor the inventory of maintenance supplies, tools, and parts. Notify supervisor when stock levels are low or replenishment is needed.
  • Tenant and Customer Service: Interact professionally with tenants, building occupants, and visitors regarding maintenance requests and general inquiries.
  • Team Collaboration: Work collaboratively with fellow engineers, property managers, and custodial staff to address building needs and foster a positive working environment.
  • Learning and Development: Participate in ongoing training sessions, workshops, and certifications to advance technical skills and knowledge in building systems maintenance.
  • Participate in a 24/7 On-Call rotation as directed by the supervisor, demonstrating reliability and teamwork.

Qualifications

  • High school diploma or GED required. Technical coursework or certification in HVAC, electrical, plumbing, or related field preferred.
  • Experience: minimum of 2 years experience in building maintenance, facilities management, mechanical trades, or related area is required.
  • Technical Skills: Basic understanding of building systems, hand tools, and minor repairs.
  • Problem-Solving: Willingness to learn and apply troubleshooting techniques to resolve everyday building issues.
  • Communication: Good verbal and written communication skills; able to interact effectively with supervisors, tenants, and co-workers.
  • Computer Literacy: Basic proficiency with computers and ability to use property management and work order software.
  • Dependability: Reliable attendance, punctuality, and a positive attitude are essential.
  • Safety Awareness: Commitment to safe work practices and compliance with company safety policies.
  • Valid driver’s license and satisfactory driving record are required.

Compensation:$24.00 - $28.00 per hour, plus annual discretionary bonus eligibility.
